Q: Why should we choose Island Estates to build our dream home?
A: We know that you have choices when it comes to picking a builder, and we encourage you to explore your options. If you choose Island Estates, you will find the personal attention and patience, professionalism and experience, guidance and enthusiasm that you deserve. We welcome you to visit all of our model sites and completed developments, speak to our past purchasers, and even visit construction sites to see the quality of construction we deliver, from the foundation to the finished product. With over 50 years of experience, our family-run business is sure to exceed your expectations.
Q: How long will it take to build my new home?
A: From start to finish (start being when we pour the foundation and finish being when we get the Certificate of Occupancy) it takes about 6 months. Of course, there are sometimes delays that are beyond our control, including weather, municipal bottlenecks, and delays by customers in making their selections.
In order to keep the process moving along on your end, we give you a detailed schedule of when we will need all material and color choices from you and we walk you through every step of the way, including helping to coordinate meetings with our subcontractors to make final decisions. We want the home completed just as fast as you do, but we also take pride in our quality construction and attention to detail to make sure the final product goes above and beyond your expectations.
Q: Do we have to get financing for the construction?
A: No! In our communities we require a down payment at the time you sign the Contract. When your bank or mortgage company provides us with a permanent mortgage commitment, we can start building your dream home. We can even help you obtain the permanent mortgage.
Q: Do you build energy efficient homes?
A: All of our homes are individually tested and certified to be energy efficient. We utilize the most up-to-date methods to ensure your home is working efficiently to save you money, while at the same time aiding in the preservation of the environment. You can do the minimum required with a HERS Certification, or go above and beyond with things like solar panels, geothermal systems, spray foam insulation and more. As with other add-ons, the sky is the limit!
Q: What if we want finishes or materials that are not shown in your models?
A: Every buyer has a unique taste, so we hope that you will take advantage of the many different color and material options out there. You will meet with our professional subcontractors to pick out everything from cabinets, flooring and countertops to plumbing and electrical fixtures. You will have color choices for siding, roofing, stone and paint, as well as choices for different trim, doors (interior and exterior) and much more. For some buyers, these decisions are easy since they have been picturing their dream home for a long time, while for others, the many choices can be overwhelming. Again, we are with you every step of the way and can assist you in the decision making process as much or as little as you desire.
Q: What kind of warranty do you offer?
A: At Island Estates, we stand behind the quality construction and offer a limited new home warranty. This includes 6 years on the structure, 2 years on all major systems (HVAC, Electrical & Plumbing), and 1 year on virtually everything else. All of this is clearly defined in our Limited Warranty.
If you ask any past purchaser, they will surely confirm that our relationship does not end at the closing table. We’ve been building homes on Long Island for over 50 years, and we hope to be here for at least another 50. So rest assured that we will be here for you even after your home is complete.
Q: I want to build a new home, but I don’t see the location I want on your website. Where else are you building?
A: We can build anywhere the municipality will let us. If you don’t see a location you like here, contact us today so we can start looking for a building site in your desired location. We can build one of our models, or any other home you can dream up, from a cottage to a castle, On Your Land Or Ours.
Q: I still have a home to sell so I don’t want to commit to building a new home until it’s sold, but I also don’t want to be homeless if I sell my house and then the building process takes 6 or more months. What do you suggest?
A: This is something we come across every day. We understand that tying up your money in 2 homes at the same time is sometimes not possible, so we work with every individual to ease the transition between selling your current home and building your dream home. Q: What days and times are your model sites open?
A: We have 2 model sites:
Ronkonkoma Sales Center has 2 furnished models to view: The Bentley and The Waterford, located at 5044 Express Drive South (between exits 60 & 61 on the South Service Road of the Long Island Expressway). Hours of Operation are Monday through Friday from 8:30 AM until 5 PM and on other days and times by appointment.
The Aventura Model is located at our Sweet Woods job site in Port Jefferson Station. This model is available to view by appointment only or during our Open Houses.
Q: How much will it cost to build my dream home?
A: Our models vary in price based on square footage, finishes, and location. Currently, you can choose one of our models at Sweet Woods starting at $499,000. For one of our models or a different model on another site, we would price that according to our cost to build. Over the years Island Estates has built everything from super luxury estates on Long Island’s Gold Coast to affordable housing and everything in between.
Q: I don’t see a model that suits my needs. Are these my only options?
A: Absolutely not! We have models to choose from based on popular demand, but we also work closely with an architect to come up with new designs for our buyers. Everyone has different needs, and every home we build is fully customized to meet those needs. Some of the most common changes we are asked about include first floor master bedrooms, ranches, additional bedrooms, and so on. We can move a wall, eliminate rooms, or even start from scratch and build a fully custom home. You can be confident that anything you want in a home, we can build.
Q: Do you do anything besides build homes?
